Stamp duty and registration are the biggest on-top costs when buying a plot in Lucknow or Kanpur, often 7–8% of the property value. Here's how the current rates work.

Current stamp duty rates in UP
As of 2026, Uttar Pradesh charges stamp duty based on the buyer's gender and ownership structure:
- Male buyer (sole ownership): 7%
- Female buyer (sole ownership): 6%, a 1% rebate applies for properties worth up to ₹3 crore
- Joint ownership, male + female: 6.5%
- Joint ownership, male + male: 7%
Registration charges
On top of stamp duty, UP charges a flat 1% registration fee on the property value, applied the same way regardless of the buyer's gender or ownership structure.
What the amount is calculated on
Charges are calculated on whichever is higher: the government-notified circle rate (the minimum assessed value for that area) or the actual sale/agreement value. Buying below the circle rate does not reduce your stamp duty: it's still charged on the circle rate.
A worked example
For illustration only: a plot valued at ₹30 lakh, bought by a male buyer as sole owner, would attract roughly ₹2.1 lakh in stamp duty (7%) plus ₹30,000 in registration (1%), about ₹2.4 lakh in total, before any local cess or documentation charges. Your actual figure depends on the applicable circle rate, not just the agreed sale price.
