Buying a Plot in Lucknow: A Practical Checklist

Lucknow's outward growth along Shaheed Path, Sultanpur Road, Amar Shaheed Path and Sushant Golf City has made plots there attractive, but a plot is only worth what its paperwork can prove. Here's what to check before you pay anything.

1. Confirm the title is clear

Ask the seller for the original sale deed and trace ownership back at least 12–13 years through the chain of documents. Get an encumbrance certificate from the local sub-registrar's office to confirm the land isn't mortgaged, disputed, or attached in any pending case.

2. Check land use and development authority approval

Most organised plotted development in and around Lucknow falls under the Lucknow Development Authority (LDA). Confirm whether the layout has LDA-approved map sanction, and whether the specific plot's land use (residential, commercial, agricultural) matches what you intend to build. Land still classified as agricultural generally needs a formal land-use conversion before residential construction is legal.

3. Ask if the project is RERA-registered

Larger plotted developments and group housing projects in Uttar Pradesh are typically required to register with UP RERA. 4. Visit the plot in person

Photos and brochures don't show boundary disputes, encroachments, or whether the "main road facing" plot actually has legal, physical road access. Walk the boundaries with the seller and, ideally, a local surveyor.

5. Understand registry, mutation and charges

Registration (registry) at the sub-registrar's office and subsequent mutation of revenue records are what actually transfer and record ownership, a sale agreement alone doesn't. 6. Use a lawyer for final verification

None of the above replaces an independent legal opinion. A property lawyer can verify title, check for pending litigation, and confirm the seller has full legal right to sell before you make any payment.
