Buying a Plot in Kanpur: A Practical Checklist

From established residential pockets like Kalyanpur to developing areas further out, Kanpur has a wide spread of plot options and prices. The paperwork matters more than the pitch, here's what to check first.

1. Confirm the title is clear

Request the original sale deed and trace ownership back at least 12–13 years. Pull an encumbrance certificate from the sub-registrar's office to check the plot is free of loans, disputes or attachments.

2. Check land use and development authority approval

Plotted developments in and around Kanpur typically fall under the Kanpur Development Authority (KDA). Confirm the layout has KDA map sanction and that the plot's designated land use (residential, commercial or agricultural) matches your intended use. Agricultural land generally needs formal conversion before it can be legally built on.

3. Ask if the project is RERA-registered

Organised plotted developments and housing projects in Uttar Pradesh are typically required to register with UP RERA. Ask for the registration number and verify it independently on up-rera.in rather than accepting a verbal claim, see our step-by-step RERA verification guide.

4. Visit the site in person

Confirm boundaries, actual road access, and drainage/utility connections on foot, brochures and satellite images can make a landlocked or disputed plot look far more finished than it is.

5. Understand registry, mutation and charges

Ownership legally transfers through registration (registry) at the sub-registrar's office, followed by mutation in revenue records, a sale agreement by itself is not enough. Stamp duty and registration charges in UP change periodically, see our current rates guide, then confirm the current rate with the sub-registrar's office or a property lawyer before you pay.

6. Get an independent legal check

Have a property lawyer verify the title chain, check for any pending litigation, and confirm the seller's legal right to sell before any money changes hands.
